The data behind the scores.

HomeScore uses environmental and school district data to help you compare locations. Review the sources, coverage and limitations here, then consult official records for a location you are considering.

Models and supplementary data used by the map

These sources are used in the map’s precomputed scores. See the map’s data notes for versions and collection times.

USFS WRC potential wildfire risk to homes

USDA Forest Service

Uses the original 2024 California RPS raster to precompute and save results at 100 m sample points across the 15 counties. The 30 m raster is a model product, not evidence of 30 m field-measurement accuracy; individual home fire-protection measures are not included.

DWR Awareness Floodplain Mapping

California Department of Water Resources

Approximate 100-year flood extents provide supplementary flood evidence. No match does not imply low risk, and this source does not replace effective FEMA maps.

JRC river flood inundation depth

European Commission Joint Research Centre / Copernicus

Version 2.1.2, approximately 90 m raster, using river flood depth for a 100-year return period. It does not cover all stormwater or coastal flooding. NoData, permanent water, and officially flagged anomalous depths are excluded.

Connected official query sources

Browsing the map reads saved data and does not query these services again. The CAL FIRE query zones differ from the WRC wildfire model used by the current map.

FEMA National Flood Hazard Layer

Federal Emergency Management Agency

Checks whether the coordinate intersects Flood Hazard Zones in NFHL layer 28.

Map zones do not guarantee whether an individual home will flood or experience future flooding. Maps may be under revision. Consult effective FEMA maps and local records for insurance and regulatory decisions.

CAL FIRE Local Responsibility Area fire hazard zones

CAL FIRE Office of the State Fire Marshal

Checks whether the coordinate falls within the recommended 2025 LRA Fire Hazard Severity Zones.

The LRA layer contains recommendations from the Office of the State Fire Marshal. Confirm local adoption with the relevant government. This layer describes long-term fire hazard conditions, not the current loss risk of an individual home.

View official source

CAL FIRE State Responsibility Area fire hazard zones

CAL FIRE Office of the State Fire Marshal

Checks whether the coordinate falls within SRA Fire Hazard Severity Zones effective in 2024.

This layer describes long-term fire hazard conditions. It does not predict when a fire will occur or the loss to an individual home. Zone classifications do not include home hardening, vegetation management, or recent mitigation work.

DTSC EnviroStor sites

California Department of Toxic Substances Control

Queries EnviroStor public-export sites within 1 mile of the coordinate, returning up to 10 records.

Public government records are leads for further review. Verify their status and applicability; permission for commercial redisplay and caching remains unconfirmed. A site record does not prove that the home is contaminated. Review project documents, affected media, status, and restrictions. No match does not cover other agencies’ databases, records without coordinates, or contamination not yet registered.

View official source

CEC transmission lines

California Energy Commission

Queries statewide transmission lines within 1 mile of the coordinate, returning up to 10 records.

Public government records are leads for further review. Verify their status and applicability; the scope of the catalog license and source terms still needs clarification. The layer does not include every neighborhood distribution line, roadside utility pole, or service line to a home. Distances use planning-level GIS geometry, not survey measurements or health-based safety boundaries.

Mines Online registered mines

California Division of Mine Reclamation

Queries DMR registered mining operations within 5 miles of the coordinate, returning up to 10 records.

Public government records are leads for further review. Verify their status and applicability; permission to redisplay and cache data from the current endpoint remains unconfirmed. Operator-reported points do not represent mine boundaries or the extent of underground workings. An absence of records does not rule out historical abandoned mines, mined-out areas, subsidence, or unpublished locations.

CalGEM oil and gas wells

California Geologic Energy Management Division

Queries WellSTAR oil and gas well points within 1 mile of the coordinate, returning up to 10 records.

Well points and statuses do not prove a leak, contamination, or a current hazard to the home. Some historical wells lack reliable coordinates, and permitted wells may not yet have been drilled.

FAA/BTS aviation facilities

Bureau of Transportation Statistics / Federal Aviation Administration

Uses official types to query airports and other/unknown facilities within 10 km, and type-H heliports within 1 km. Each group is scored using full-layer counts, with up to 10 displayed records per group.

Airport distance cannot be directly converted into noise at a home, flight-path frequency, or nighttime impact. Manually review runways, actual flight paths, and the airport’s official Part 150 documents.

School district boundaries and CAASPP academic data

U.S. Census Bureau / California Department of Education

Queries 2026 Census school district boundaries and links 2024–25 CAASPP English language arts and math proficiency rates using official NCES/CDS identifiers. HomeScore uses their mean as the district score; same-type statewide percentiles remain a reference only.

District assignment uses Census boundaries, not nearby schools. Confirm enrollment eligibility, school assignment, and new-home district coverage with the district. The district score is the mean ELA and math proficiency from 2024–25 CAASPP: (ELA percentage met and above + math percentage met and above) / 2. It is a district-wide aggregate, not an individual school score or official rating. When elementary and high school districts differ, both are shown and the lower mean proficiency is used. The individual score and heatmap use the same value. No district score is calculated if any required boundary or subject data are missing. Same-type statewide percentiles are shown for reference only and do not enter the score. They describe relative position, change by year and peer distribution, and do not represent teaching quality, school fit, or an individual student’s performance. Results reflect participation rates and many in-school and out-of-school factors. They do not cover curriculum, support services, student growth, school choice, or transfer policies.

Not yet included in scoring

These sources are not currently included in HomeScore. Visit their official sites for more information.

GeoTracker underground tanks and groundwater cleanup sites

California State Water Resources Control Board

Monthly imports of official files are planned. Site points are not contamination plumes, and a closed case does not mean contamination never occurred.

View official source

EPA Superfund and ECHO regulated sites

U.S. Environmental Protection Agency

Regulatory or cleanup records do not mean that the home has been contaminated. Site boundaries may also be incomplete.

National Transportation Noise Map

U.S. Bureau of Transportation Statistics

A national-scale model, not on-site noise measurements at a home or indoor decibel levels.

View official source

Railroads, crossings, highways, and traffic volumes

Federal Railroad Administration / Caltrans

Lines and count locations do not directly establish service frequency, horn use, congestion, or noise at a home.

Statewide zoning and general plan screening

California Department of Housing and Community Development

Statewide compilations may be outdated. Always verify maps and ordinances currently adopted by the city or county.

Further verification

Beyond the score, review the specific home’s disclosures, on-site conditions, and official records.

DWR local flood studies

California Department of Water Resources / local agencies

The local-study polygons previously obtained for the five Los Angeles-area counties and San Diego County failed validation of their original geometry and were not used in scoring. The official source remains available for further review.

What can these records tell you?

Home scores compare conditions around a location; they do not certify a home's condition, value or safety. Official records inform the scores, but HomeScore is not an official rating or an endorsement by the agencies involved.

The map currently covers 15 counties in the Los Angeles, San Diego and San Francisco Bay Area regions. Federal, state and local data vary in coverage and precision. District boundaries, academic statistics and local records require separate verification. Listing a source does not mean complete data is available at every location.

Current rules: v4.3, updated September 26, 2026. The map reads saved snapshots, not live updates. See county data dates. Rule changes, source retrieval and official publication have distinct dates.

Scores use 100 m grid sample points, not individual property investigations. Missing data remains unknown, not a full score. Each layer is colored only where its own data is complete.

The aviation factor uses FAA/BTS facility types and distances to reference points. Our distance-scoring limits are 1 km for H heliports (including helipads) and 10 km for airports and other or unknown types. Each group is scored using its nearest facility; the lower score applies. Missing data is not a full score. This is not a noise rating or a substitute for flight paths, operating frequency or DNL/CNEL noise data.

Mean ELA and math proficiency is the school district score: (official 2024–25 CAASPP ELA proficiency + math proficiency) / 2. When elementary and high school districts differ, the lower mean is used for the individual score and heatmap. Same-type statewide percentiles remain a reference only. These are district-wide aggregates, not individual school ratings. Assignment follows district boundaries, not the nearest school, and does not guarantee enrollment.

Public access does not imply permission for unlimited collection or redistribution.
